MDOT Headquarters Building - 3rd Floor

CDFL completed the full renovation of the 25,000 SF third floor of the Mississippi Department of Transportation (MDOT) headquarters, addressing outdated infrastructure and evolving departmental needs. Prior to the renovation, the floor housed four departments whose operations had changed significantly since the previous update. Over time, minor floor plan adjustments led to inefficient HVAC zoning, contributing to poor occupant comfort, while the aging HVAC systems had reached the end of their service life and were no longer operating efficiently.

The project involved the demolition of the majority of interior walls, ceilings, and all existing HVAC systems on the floor. The new floor plan was reconfigured to improve spatial efficiency and accommodate five departments instead of four. Updated finishes and lighting were incorporated throughout, bringing a modern, refreshed aesthetic that now serves as the design benchmark for future renovations within the facility.

CDFL designed and coordinated the installation of new HVAC systems, including air handling units and variable air volume (VAV) boxes. The systems were selected and configured to optimize energy efficiency and enhance occupant comfort, while supporting a phased modernization of the entire building’s mechanical infrastructure. The result is a high-performing, adaptable workspace that meets current operational needs and supports MDOT’s long-term facilities strategy.
